Draft Port Stephens Local Environmental Plan 2012

At the Council Meeting on 24 April 2012 Port Stephens Council resolved to exhibit the draft Port Stephens Local Environmental Plan (LEP) 2012 for public comment following Authorisation from the Department of Planning and Infrastructure. This Authorisation to Exhibit has now been issued. The draft LEP 2012 affects all properties within the Port Stephens Local Government Area and proposes to replace the existing Port Stephens Local Environmental Plan 2000 and Port Stephens Local Environmental Plan (Kings Hill, North Raymond Terrace) 2010.

The draft LEP has been prepared in accordance with the Standard Instrument (Local Environmental Plans) Order, 2006. An LEP guides land use and development by ‘zoning’ land, identifying what land uses are allowed in each zone and specifying development standards such as height and minimum lot size controls.

The Draft Plan and all information relating to its exhibition and consultation with planners is available on the Council website HERE.  This plan is only on exhibition for the month of November 2012.

Check out the maps and see how this very important document, which has not been updated since 2000 affects your property, zoning, building heights,etc. have changed.

This is an important opportunity to influence the plan which will determine future land uses for the  next decade at least.  At stake are key environmental protections, and which landowners gain windfall profits from rezoning.  Even if you don’t have time to look at the wider issues, you should check the maps to see if anything  is going to change in your immediate neighbourhood.
